30-Year Fixed Rate Loans
For example, a 30-year fixed rate loan for $200,000 with a 6.250% interest rate (6.400% APR) would require 360 monthly
principal and interest rate of $1,231.
Jumbo 5/1 Adjustable Rate Mortgage
For example, a 5/1 LIBOR Adjustable Rate Mortgage for $420,000 and an initial rate of 6.875% (6.988% APR) would
require monthly principal and interest payments of $2,759 for the first five years, and can increase or decrease annually
thereafter, according to the terms of your note. The interest rate cannot increase more than 2.0% at each twelve-month
adjustment for a maximum increase of 5.0% over the term of the loan. In this example, your payment will be recalculated and could be as much as $4,77.93 per month based on a maximum interest rate for this example of 11.625%.
LIBOR is an abbreviation for the "London Interbank Offered Rate." and is the interest rate offered by a specific group of
London banks for U.S. dollar deposits of a stated maturity. Your actual Libor interest rate will equal the published Libor rate plus the margin set by Wachovia Mortgage, FSB. Your payment will be based on the index rate, bank
in The Wall Street Journal, Eastern Edition. The Libor quoted in The Wall Street Journal is the Libor posted by the British Bankers Association.
